Although this building at 350 Livingston looks and feels like a government building (and houses the South Brooklyn Legal Services), it’s actually privately owned. The current owners, Nevins Realty Services, have given it to Massey Knakal to sell and it got us thinking about what the mostly likely use for a new buyer would be. It doesn’t exactly scream “condo conversion”. It’s currently underbuilt by 50,000 square feet and, given the downtown location, might be eligible for more, so perhaps a teardown is more likely.   1. this building used to house the NYS DMV Office on the 1st and 2nd floors and the basement at one time. I think those floors have been vacant since the 90’s.

  2. You could do a mixed use commercial/residential development, but a lot would depend upon how much of the existing structure, foundation, etc. you could re-use. Subway is a problem along Schermerhorn. All commercial doesn’t seem like a winner in this location.

  3. Can’t find the listing on masseyknakal to see how they are marketing the bldg.
    If you have longterm leases would need to buy tenants out to do teardown.
    When appears on their site – will be able to tell.

  4. That entire block is full of disgusting condemned buildings, at least a long Nevins Street. I think they have already been bought up most of them. I think someone is trying to assemble most of the block – if not all – to turn it into a major development site. There is also a huge parking lot next to this building….

  5. The building looks like the very worst and most banal product of the mid 1960’s -one of the low points in the city’s architectural development. It is a good site for an inspired new work of architecture.
