The four-story brownstone at 166 Prospect Place is lovely, full of historic detail (lots of original woodwork) and clearly well cared for. It’s also on one of the nicest blocks in Prospect Heights. The asking price, however, seems better suited to the other side of Flatbush. Is there any precedent for a 4-story brownstone in this immediate area (especially one without one of the extra-deep backyards Prospect Heights is known for) fetching this price? The best comp we can think of is 202 Prospect Place, which started out with similar ambitions (asking $2,495,000) but ended up closing for $2,100,000. We could see something similar happening here.

  1. Mr. B, do please respond to the Corcoran/price-concealing charge. Maybe you haven’t withheld the prices in exchange for kickbacks. I agree with 3:45 that you have to make a living, but padding the linky count for Corcoran on purpose, and by stealth, undermines the blog. We need you but you need us too: who would want to visit and comment at a site that’s pure broker-shill?

  2. The house that Warren Lewis sold at 202 Prospect Place was a beautiful house and from what I see from the Corcoran photos this house doesn’t come close. How do they market a house with such amateurish photos?

  3. I see the difference between PS and PH quite clearly…

    Prospect Heights is:

    1. NOT landmarked
    2. Has substantially more crime than PS
    3. Is FAR uglier
    4. Much closer to AY
    5. Fewer services
    6. A bustling drug trade on Washington Ave and the side streets to the west.
    7. Has HORRENDOUS schools

  4. Threatened? Man, I can’t believe there are people who can’t even see the wide divide between Prospect Heights and Park Slope. I mean, are you people blind? Totally different.

    I sometimes like to post contrarian coments here. I love it when people responds with: “why are you on this site?” as if there was some sort of uniform party-line or mindset to logging on a blog or like a big hairy man just walked into the ladies’ room at the ballet.
    It’s alright to disagree in an open society you know. You should not feel threatened.

    Luckily, this person will not move in to Prospect Heights. I always wonder why someone who hates Brownstone living so much bothers coming to this site. Shouldn’t they be reading LargeFloridaCondoer or 20AcreLouisianaFarmhouser? Maybe MontanaShackWithNoNeighborser?
