Some air rights must have changed hands at 260 Flatbush Avenue, because the former cellphone store is about to go from being a one-story, 4,000-square-foot building to an eight-story, 20,000-square-foot one, despite a Floor Area Ratio restriction of 2 on the 4,000-square-foot lot. (Flatbush Finger building, anyone?) The developer bought the property back in October 2006 for $3,980,000 and filed his initial plans shortly thereafter.     This building if FOUR, not three, blocks from the borough’s tallest building:

    (1) St. Marks to Bergen
    (2) Bergen to Dean
    (3) Dean to Pacific
    (4) Pacific to Hanson

    Also, it’s three blocks from several 8+ story buildings on Plaza Street, no to mention the new building on the site of the former Brooklyn Tabernacle.

  2. this place would have to be really, really ugly to do much visual damage to this section of flatbush. it would be nice if it was an improvement, but i suppose the best we can hope for is “not totally offensive.”

  4. get off the poor old guys case(Polemicist)- Brownstoner GMAP link takes you to Flatbush Ave Extension – not regular Flatbush Avenue.
    WOuld be better if rest of those 1 stories where built up at the same time though. They are sometimes referred to as ‘taxpayers’ but they usually look like eyesores.
