And what a difference two years makes now that we’re in a global financial meltdown. The six-unit building finally hit the market last month, with prices ranging from $445,000 for a 1,251-square-foot one-bedroom to $545,000 for a 1,084-square-foot one-bedroom. There’s even a 1,453-square-footer available for $495,000. Think they’ll have any luck at these prices? It’s certainly cheaper than 105 Lexington Avenue, where just three out of the 13 units are in contract.

  1. The problem is that all of these places are on a horrendous block with zero trees. Franklin moves really fast right along there and, as someone who has spent a lot of time staring at 120 Lex while waiting for my laundry … the building is astoundingly cheap. Seriously: stand back and stare at it for a while. No two panes meet at right angles. It is shoddy construction. The places across the street are miles out of my budget, but they’re at least in substantial buildings.

  2. I LOVED 120 Lexington. It’s the best priced condo in the area. Every unit has a private garage space AND spacious Terrace. Take a look for yourself! I went last week and met with many buyers who too were very impressed. The comments above are from Brokers representing condos across the street that aren’t selling and haven’t been selling. So Sad!

    Please go and visit the apartments there as I did when I went into contract on the 2nd floor with the garage and rec space built in. Nothing is dated and these guys posting are working for the sellers of the other two builings.

    This job is exactly what I was looking for and a great deal right now. Good luck living in your tired old RC apt.

  5. I went to see this building and the square footage numbers are ALL WRONG!!! They are counting the outdoor space in the living space square footage. For example (and I don’t remember the exact numbers) but the apartment is 500 s/f and the outdoor space is 700s/f…so they are saying that they are selling a 1200 s/f one bedroom apartment, when it ABSOLUTELY isn’t! These brokers should loose their licenese over this! They are wasting serious buyers time!

    I ended up buying at 95 Lexington Avenue (Corcoran has it)…cool building if anyone hasnt seen it yet.

    105 Lex isn’t selling, cause the apts have terrible layouts. The bedrooms are the size of a closet.
