This new listing at 33 Willow Place looks pretty swanky. The brick single-family house is 25 feet wide and full of original details. The house has clearly had a renovation recently, and overall it looks very tastefully done. Given the size, condition and primo Brooklyn Heights location, the asking price of $3,750,000 isn’t completely crazy.

  1. The one at the other end of Willow has been for sale forever at 2.8, and still hasn’t found a buyer.
    This house is 1 block from the BQE, and right next to the giant (and loud) subway fan. Street still vibrates; there’s no parking nearby, no services within a few blocks, and oodles of poor rent controlled tenants on this block and columbia pl.

    Not to mention: The house is small for the price. You could get more space and amenities for the price at 1BBP.

    re: 18 Willow Place – started 2.85, 350 days later @ 2.695. Pretty sure the buyers paid around 2.6 three years ago for that 15 footer (33 WP is a 25 footer, about 1K more sq ft).

    re: 1 block from the BQE – you only have to walk the block once to realize this is an absurd objection. There are few blocks in the Heights more peaceful.

    re: the MTA substation – well, hasn’t made any noise since the explosions two months ago. But seriously, in scores of trips down this block I have never heard it, nor felt the Joralemon trains.

    re: no parking nearby – well, duh, true of pretty much every block in the Heights, Cobble Hill, et al. There have been more restrictions of late because they are making repairs for the aforementioned manhole explosions.

    re: no services within blocks – true, seems like merchants have had a tough time making a go of it on Columbia Place. Not even sure much has survived besides one florist and a laundromat (Alicia closed long ago, as did the dry cleaner IIRC, sandwich shop, etc). You can walk up the hill one block find replacements, but you can also have pickup/delivery from any number of places. But all this misses the whole attraction of Willowtown (as the local association styles it). It is bucolic and serene along these blocks west of Hicks between Joralemon and State. Its not the kind of micro-nabe you move to so you can be in the thick of it.

    re: oodles of poor rent controlled tenants – are you serious?

    re: small for the price – $1K psf is not out of line for a move-in ready 1830 townhouse. Some prospective buyers might want to expand the kitchens or baths, but they’re in lovely shape if not.

    re: 1BBP – is that a comp? Because I think folks shopping for a brownstone/townhouse are not really choosing between old world charm and new world amenities.

    Just my 2 cents. YMMV
