This house at 494 East 16th Street has a lot going for it. It’s not the biggest or the fanciest house in Ditmas Park, but the corner house has some beautiful floors, beams and moldings to recommend it. The 2,900-square-foot pad sold for $930,000 in 2007 and is now asking $1,035,000. Reasonable?

  1. it took 50 min door to door for my ex to go to 50th on the west side in midtown from PS, but i actually think the express on the Q with a straight shot is OK. i think the ditmas area is fine – at least you get a yard, driveway and bigger house for less money than PS. i moved partly to WB just for the faster commute time. except for the train thing as pointed out, this looks like a pretty decent place.
    i actually thought the downstairs kitchen was a kosher thing. there were/are a lot of orthodox families in the area. i looked at more than one place in that area that was being sold by an orthodox family.

  5. According to MTA’s schedules, the Q train from 34th Street to Kings Hwy is about 40 minutes. (They don’t list Newkirk for some reason and Church Ave is about ten minutes less.)

    The B train from 34th Street to Kings Hwy is 31 to 33 minutes. (The previous station listed in DeKalb, which is 16 to 17 minutes less than Kings Hwy).

    YMMV (without a doubt).

  6. Agree with you Guvna. I work in Brooklyn… walk or bike even! (Not today, very wet) All on *this* side of the park! (The lower, dangerous side full of murders and rapists)

    Not to rehash old stuff, but imagine if there were a Tram or Streetcars connecting BROOKLYN locations (instead of favoring the Manhattan drain)? Living and working locally…. ahhh…

  7. It’s coming back to me, now… I had friends who looked at this house, about four years ago. I’m a sucker for arts and crafts (and this house is special in that it’s one of the few in Brooklyn, along with its neighbors on East 16th. These A&C bungalows were built for the “less wealthy” merchant/trade types who serviced the big houses in Ditmas Park.

    Anyway, last time the house was on the market, my friend remarked that it was very difficult to access the attic space. You had to actually duck, then jump through a big hole to get up there. Maybe the new owner fixed that situation, hence the higher ask ;). Doesn’t appear that kitchen and baths were reno’d.

  8. If memory serves me correctly, this house sold just a few years ago, at the top of the DP market for under a million. I think the actual asking price was under, as well. Seems to me the seller is out of touch with the current market. This house wasn’t worth over 1 million prior to the housing crash. I would venture that none of the “track” houses are or were worth over one million, excepting, of course, the PPS houses on Marlborough with enormous back yards.
