Back in February we got a taste of what the first phase of the City Point build-out would look like in the form of a model presented at a Community Board 2 meeting. Now we’ve got the tricked out rendering for you from architecture firm Cook + Fox. The 50,000-square-foot retail structure, to go up on the site of the former Albee Square Mall, has been dubbed One Dekalb; the building has been designed to attain LEED Silver status and, according to Albee Development LLC, is expected to get underway later this spring.

  1. The B38 detour is down Ashland Place, not St Felix.

I thought the route change was temporary, to accommodate construction.

  2. “And BHO, would a greenmarket in Fulton Mall somehow be a bad thing?”

There’s one already at the end of Fulton Mall, non?

  3. funny thing is that downtown is already filled with amazing architecture — it’s just largely overlooked due to the signage and facade neglect. old story, but how nice if retail landlords opened up their upper floors to tenants.

  4. How is this new building to be used? I understand that the ground floor would be retail, but the upper floors – retail, too? is that a huge tall window or a billboard? Giant beach house or not. It’s concrete, right? Puts it in more of a shed category to me. I’d like to see something more contextural.

  5. Stonergut, I couldn’t find anything online for the B38 detour on St Felix street – can you share the link? St Felix is a pretty narrow street.

  6. I like the building well enough, but this is about the last site I’d plunk it down on.

Also, this is a building where the risk of a render vs reality disaster is high high.
