153 Lincoln, the Queen Anne mansion once a brothel and now high-end condos, has sold out. The two- and three-bedroom units mostly sold in the mid $900,000 range up to $1.2 million, according to StreetEasy. Seems like in most cases units didn’t get too far off their asking prices from two years ago, which began at $900,000 up to $1,450,000.

  1. I looked at them and was leery of what the noise would be from the restaurant generators the terraces overlooked… Also couldn’t stand the counters with sinks in the middle of the room. The prospect of having a dirty sponge and detergent on view in my living room took he charm off.

  2. Apparently the building was not eligible for J-51 as it hadn’t been occupied before the renovation – after the brothel closed it was simply abandoned for a number of years. Supposedly to get a J-51 the structure needs to be used as residential housing when renovations begin. Incidentally, this is the same developer at be@schermerhorn (originally) and the Richard Meier building – SDS Procida.

  3. Saw this place over a year ago and wasn’t terribly impressed. Strangely the developer didn’t apply for J-51 an as of right benefit which will cost the buyers dearly.

    This is spot on & very close to why I looked there. I didn’t care so much about new construction, but I’m not crazy about the layout of apartments in converted brownstones (too narrow). Also I wanted a second bathroom, which you don’t get in many brownstone conversions. 4th Ave is not my thing. So that left the co-op buildings along Lincoln / Plaza / 8th / PPW and one-offs such as this.
    (As it was, life changed and I did not end up buying at that point. Long and pointless story as to what happened in between but I now have a smaller place in PS).

    Your guess that “the walls are thick and the apts have that nice solid feel you just don’t get with all but the very fanciest new construction” is not what I saw when I visited 3 units last year.
    Not at all, sadly.

  7. I looked at three of these units.
    I thought the interior work was low to medium quality.
    Somewhat cheap and chintzy.
    Not what I would expect for such an amazingly beautiful shell.
    Some units had wonderful views, though.
    I guess the interiors are not the most important factor.
