Isn’t it a bummer when a listing doesn’t deliver, and you know there’s some good stuff to brag about? That’s the case at 26 Garden Place, a six-bedroom Brooklyn Heights rental in this awesome looking home. Problem is, there aren’t enough pictures to do it any justice. We’re going to take a leap and say the nine rooms of original detail are probably pretty outstanding, but for $15,000 a month, we’d like to see a few more pics.   1. Once again, massive disconnect between ‘price’ and ‘rental value’

    There’s a bizarre fetish for brownstone ownership; in this case the last sale price is roughly 200-300% of the imputed rental value, which, it turns out, they can’t even achieve.

  2. also, I don’t think they would have trouble selling this house for five million. It is just as nice as the Grace Court House that just sold for five million. So my guess is they want to keep rather than sell.

    Lazy not to post pictures of any rental in this day and age, let alone one for $15k/month. Personally he is not a broker I would work with again.

    I’ve worked with great rental brokers at Corcoran across the street, especially JEFF GALLO.

    And maybe the people who paid $5.2mm a couple of years ago can’t afford their payments so they’re renting it??

  4. I’ve always liked this house (and a few of its similarly-sized neighbors). They do a nice job of putting a break in the scale of the streetwall.

    The red room with the red door is brilliant.

    Does it come furnished? That’s a lot of house to fill up.

    Where do you see $5.2 million? I see $4.9 million on ACRIS. (Not that it matters at those prices)

  5. Whoa! I just checked streeteasy, and this house was purchased in September 2007 for $5,200,000!

    Wonder if the owners have relocated, and are renting it out only because they couldn’t possibly sell it now without taking a huge loss?

    And way to go, Corcoran! BHS definitely needs to step up their game if they want to earn the commission on this one.
