Some may not be thrilled with the second-floor status or the single bathroom, but the layout works well and original details abound, so we suspect that there will be no shortage of admirers. The question is what they will make of the $739,000 asking price. Predictions?

Ok, redid it. Obviously some guessing on bathroom, closets and foyer. Plus there’s the mysterious non-space space they are allowed to count. But taking that out, I’m still getting 900. But, yeah, at 900 feet, and certainly at 850, it’s starting to seem high.

I don’t see them. The other similarly priced units are a 1 bedroom with a closet-like den. This is a REAL 2nd bedroom.

Really? Because I was in the market for a 2 BR in this area recently, and there was very little available. I’d love to see what listings you’re talking about.
This was my apartment before I moved to Windsor Terrace. I absolutely loved it and the building. The people who lived there were friendly, the doorman and the Super were great, and being on the second floor was actually a plus for us since I could walk up and down easily and wouldn’t suffer when the elevator wasn’t working (It happened on rare occasion). I really miss that apartment, and I whoever buys this place will be happy.
The bedrooms actually look nice sized, even the kids room doesn’t look cramped.
Looks nice, but $900 psf seems a stretch.
It shouldn’t go for more than the 2007 price–not this year or next anyways.
More like $640K than $740K–no laundry in the unit, no outdoor space, no view, only 1ba. There are plenty of places that are just as nice (or nicer) and just as big (or bigger) in similarly desirable locations for a lot less than $740K.
If they get this price or anywhere close, it’s yet another indicator that the Park Slope market was virtually resistant to the housing bust.
