Last week we found out 29 Flatbush, and two other stalled development sites, received financing from the state contingent upon a certain number of affordable units being set aside in each development. 29 Flatbush has been in the works for years, though the initial plans were disapproved early last year. The tides appear to be turning: In addition to the financing coming through, it look like a new building permit was approved on December 16th for the 44-story, 333-unit Ismael Leyva design. This is the rendering pictured on the architect’s website, although we’re not sure how dated it is. (It jives with the rendering the Brooklyn Eagle published this morning, including renderings of the two other sites that are being rebooted.) It’ll be quite the dramatic addition to the BAM Cultural District.

  1. Why would any developer in their right mind give this building an address on Flatbush when they have Fulton and Rockwell Place to choose from? The building itself looks to be on the corner of Fulton and Rockwell Place with some sort of urban plaza (bonus FAR) on Flatbush. The design also looks to have very little effort put into it – why even bother with brick? Or should I say precast concrete panels that look like brick? It may just be the renderings but it looks like it will dwarf the Forte.

  2. Minard, they got the financing from where the article mentioned actually. Take a look.

    Dozens of large developers in the market for sites, big sales in williamsburg recently, two large office purchases in downtown BK underway. Market is turning.
    All types of financing is ‘thawing’, albeit slowly.

    Rental market is off the hook and sales are steady. If banks lending like they were in 2001, not the crazy shit, condo market would have sold out by now. Sold out.

  3. The address is on Flatbush, but the rendering is of the Fulton st side. This building is directly across the street from the under construction, soon to be glassy Strand theater.
    Hopefully it will get a ground floor restaurant for the hundreds of visiting theater goers.
