It’s not everyday that we see a $5,500,000 listing in Brooklyn Heights with a brokerage firm we’ve never heard of, but that’s the case with 26 Garden Place. In this case, though, there’s no damage done: The firm, Dalazar, has posted tons of well-shot photos and not skimped on any info. As for the house itself, we’ve got no big nits to pick, though, as Curbed points out, some of the design choices feel a little schizophrenic. Overall though, not a house you’re going to kick out of bed for eating crackers. The 4,500-square-foot pad last traded for $4,900,000 in 2007. The new owners then tried to rent it out in 2008. Think they’ll get their new price?

  1. My husband and I raised three boys in this house up until 2002. What this listing fails to add is the small town feel Garden Place has. We made lifelong friends on this block. Everyone looks out for one another and for each others children. The house sits in the middle of the block where all the kids learned to ride a bicycle and play baseball. The parents of young children used to meet in the middle of the street on weekend mornings with cup of coffee in hand to watch the children play. Nobody will tell you, but you must buy 2000 plus pieces of candy to hand out on Halloween. Side points: Garage space is 2 blocks away. The chandelier in the dining room came out of a pre-war building in Park Slope. I bought it for $16,000 and had it restored. Back yard is wonderfully private. The width of the house makes it easy to entertain. The man who invented the cheese doodle used to live across the street. Location is central to everything. You can still knock on a neighbor’s door and borrow a cup of sugar. It is a very small town in a big city. The house holds wonderful memories for us. I’m sure it will do the same for the next family. Yes, some of it has been changed, but cosmetics are easy to change. The arts and craft elements in the house can easily be melded with the contemporary changes. It might just need a different paint color and the right furniture.

  2. The asking price on this may be overly ambitions but Gabriel Byrne did get 5.2mm for his house which was only 4,000 sq. ft and just down the block.

  3. OMG, this is the “perfect layout”.
    I love the kitchen, living, dining floor plan.

    I might even overlook the “no window” in the bathroom, I so love this house.
