While the address is definitely not as desirable as some of the blocks to the north like Rutland Road and Maple Street or those to the west in Victorian Flatbush, this block is reasonably attractive and quite close to the subway, all of which makes the asking price of $595,000 not seem unrealistic.

  1. hmm, Bob, wikipidia agrees with you FWIW. I’m going on what my older plumber told me, who grew up in EF, but could be wrong. But maybe F Ave was just the economic or demographic dividing line back in the day, which was more relevant for him. He had a story about riding his bike over to WF and getting harassed by the richer/different kids over there.

  2. Well technically, this would be East Flatbush, since it is east of Flatbush Avenue. I get very frustrated by everything in (west) Flatbush (west of F Ave) being called “Ditmas” or “Kensington” if it looks halfway nice. Agreed w Cronwnlfc the Loews Theater restoration could really bring a lot of positive attention to this part of town, which used to be the center of the old Dutch village of Flatbush.

  3. Keep up the good fight Bob. The agent said “Lefferts Garden” sans the “s” after all – so it’s probably more naiveté than deception.

    The block is cute, it’s a block in from flatbush and there are buildings all over so there is no respite from noise, unlike the Manor. At $595k for a single family, whilst reasonable, it’s no bargain. Hopefully, once the Loews Theatre gets up and running, this part of Flatbush will get more attention.

  6. Nice, but WHY do people have to use cheap oak which makes the floor look like a cheap plaid suit? Just look at the kitchen. that is the first thing I notice, the patchy, mishmash of mismatched boards. Ugh.
