Why is this B-line apartment different than all other B-line apartments? All other b-line apartmnents sold recently in the low/mid $700s, why then is this in the low $800s…?

Not a comp, but if I were still in the two bdrm market I would look hard at this 2/2 with a private terrace. Corner building, great light.
