Let’s face it: In general the stock of townhouses in North Brooklyn doesn’t come close to that of Brownstone Brooklyn. But if you’re an old house enthusiast with a hankering for the hipness of Greenpoint, this newish listing at 143 Kent Street may let you have your cake and eat it too. The former parish house has a grandeur and historic vibe rarely found north of Myrtle Avenue–along with some modern updates on the upper floors that add a lightness and airiness to the place. Of course, the owners know what they have and aren’t giving it away: Asking price for the 5,000-square-foot three-family is $2,650,000.

  1. At this price, houses are sure to stay in the same hands forever. Also, it’s completely impossible for this house to be 5,000sf, unless the laws of physics have been amended recently. 20x40x4= 3,200sf. The cellar/rec room doesn’t count as habitable, but even if you did, it would still top at 4,000 gross, including the boiler room and the cellar. Comparing apple to apple, this is a 3,200sf rowhouse.
    It doesn’t take anything from the house itself (beautiful if slightly over-renovated), or the neighborhood (great, especially landmarked area) to recognize that this listing is artistically inflated to the point of ridiculousness. If they’d said 3,800sf, I would have understood (and disagreed), they’re counting the rec. room portion of the cellar. At 5,000sf, they’re liars-liars-pants-on-fire. The problem of course is the price, which is completely out of line. By trying to justify it, they made it an ever bigger issue.

  2. Kent is a gorgeous block. Houses there don’t change hands very often.

    As for schools, PS 31, PS 34 and St. Stanislaus Kostka Academy are all excellent. The value of Greenpoint has been a well kept secret for a long time.

  3. 25 % DP = 12,291 per month payment , ouch !!! Even if you rent the two duplex for 3 g’s a pop you are still 6 grand in the red . The numbers suck as an investment , and why would you want to pay so much when you could live in Brooklyn heights for the same money or close. I live in the Point and love it , but this is overpriced by more than one million easily.

  4. Park Slope to Midtown is a pain in the ass. This commute is actually much better. Not sure I wouldn’t rather spend $2.65 million in Greenpoint. Of course if I had $2.65 million a lot of things would be different about the world we live in, including potentially my neighborhood preferences.

    if this house were on Apollo Street I might be a little concerned about the oil spill.

  6. My friend’s house between PPW and 8th ave on a low numbered street cost less than this house.

    That alone should indicate there’s something wrong with this pricing.

    However, I suppose in the realm of crazy math and New York real estate, someone with a record deal or Peaches Geldof will buy this and be happy. Greenpoint is great, I am a huge fan, but it’s still on an oil spill and on the G-train.

    (Which, admittedly, during rush hour is a really fast commute to midtown if you through Queens.)
