It’s hard to find anything wrong with this new listing at 279 Park Place. The Prospect Heights brownstone has gorgeous period detail and has been tastefully updated where it counts (like the kitchen). Add to that the fact that the house sits on one of those sweet 131-feet-deep lots and it’s hard to see this remaining on the market for long, even with a price tag of $1,995,000.

Yes, PS 9 did win a battle over the charter school, but they will lose the war: http://www.nytimes.com/2011/04/11/nyregion/11winerip.html?pagewanted=1 What the City (as in Bloomberg) wants, the City gets. As pointed out in the article, the biggest losers here are the middle school students (it will take 3 more years for the middle school to close completely), who now get virtually no time in the library at all. I think PS 9 parents’ idea of expanding the school through the 8th grade was the best idea.

    Yes yes when? Though, it could always be replaced with something worse. I don’t know what, but there’s always something worse…..

  3. I really like the kitchen, but I have to admit a strong preference for having a kitchen separate/closed off from the other rooms and having a formal dining room. I really don’t like having to keep the kitchen in pristine condition at all times. I know that I seem to be in the minority on this point, but I really don’t need people hanging around me while I’m busy cooking. Also, if one REALLY does cooking, I think it’s better that the grease, etc actually not circulate throughout the living room dining room screwing up the furniture.

    As to the lack of a bathroom on the parlor floor, it may be inconvenient to have to go upstairs or downstairs (I use all of my house), but I’m still able to manage the stairs, even though I am in my 60’s. It adds a little exercise which is not entirely a bad thing.

  4. PS 9 is problematic (although props to the Principal of seven years, it is on the rise). New library was built with money the parents raised, and they booted the under performing middle school that used to occupy the top floor. Recently won a battle over moving a charter school into the space.

    Many PH parents have over the years ‘paid a years worth of private tuition’ in the form of renting an apartment within PS 321. A lot of parents opt for lottery schools. But nabes evolve all the time, and while the future is uncertain, I do think PS 9 stands a chance at continuing to improve.

  6. Very pretty indeed. Though I really think the narrowness warrants a discount off $1.995m which is already at the very, very top of the market for brownstones in Prospect Heights. I mean a 9′ 6″ wide front parlor is not a commodious living space, it’s more like a wide hallway with furniture. And, personally, I don’t like the kitchen — feels dated already. For those who miss a formal dining room, isn’t this set-up (joint kitchen-dining room in the rear parlor) pretty much the standard?

    Those french doors in the rental living room should be replaced with solid doors. As is, they offer terrible sound insulation and not great privacy. I speak from experience — we replaced ours and have been much happier, as are our tenants.

  7. I think the house is beautiful, but gut renos are not my cup of tea. And the stove in my living room concept of the garden apartment is a killer.
