Notable news on the Clinton Hill front: The 40,000-square-foot lot at 33-44 Putnam Avenue, between Downing and Irving, just closed for $2,345,000, according to a source. We’re told it was sold to an affordable housing developer for about $59 per buildable square feet. It’ll be great to see some new life brought to this stretch. GMAP

  1. This is a Dunn Development project. They’re the people doing the massive Wallabout super-block, meaning this project could actually get built. And the other scoop is that the Irving Place lot across from the Co-op school is also slated to get started. We got a letter in the mail claiming as much. Seven stories and 11 months working time it said. More like 2 years I would imagine. Bye-bye Sunlight, garbage tumbleweed dump, and parking spots. Where are the car service guys gonna take a leak now?

  2. Actually the caption here is a little bit misleading. The reported total price and $59 p.s.f. together imply 40k s.f. buildable, not 40k s.f. land area (it’s probably more like 20k s.f. land area). Nonetheless this is a positive development for the neighborhood.

  3. Great news. That seems like a good amount of money to have gotten for a vacant lot around here but I guess I don’t have that much background on knowledge on what buildable land sells. Will be so great to have that lot and that stretch of sidewalk improved for sure. Another sign of the re-birth of the southeast corner of Clinton Hill!

  4. What does ‘affordable housing’ mean exactly? I hope it means built by the city, built well, and not a terrifying monstrosity like the affordable housing further down on Fulton Street (toward Utica). I love the idea of giving everyone a shot at buying into the neighborhood, but tend to be disappointed by a lot of the newer developments.
