A reader pointed out that a number of Park Slope properties entered into contract last month, and that all of the homes were asking more than $2 million. Several of the properties in question were spoken for only a few months after hitting the market. Here’s the list of of the seven Slope props, both homes and multi-families, now in contract:
- 529 8th Street, which entered into contract on 11/18, asking $2.9 million
- 86 6th Avenue, which entered into contract on 11/18, asking $2.785 million
- 520 8th Street, which entered into contract on 11/15, asking $2.750 million
- 250 Garfield Place, which entered into contract on 11/29, asking $2.6 million
- 496 2nd Street, which entered into contract on 11/23, asking $2.4 million
- 184 St. John’s Place, which entered into contract on 11/28, asking $2.3 million
- 117 Lincoln Place, which entered into contract on 11/14, asking $2.2 million
Our tipster has this to say: “These numbers (especially for November) seem almost unheard of, even at the peak of the market.” All these big numbers don’t come without a bit of celebrity gossip, too: there’s been talk of a bidding war on J. Crew Director Jenna Lyon’s home at 178 Garfield Place, asking $3.75 million, (UPDATE: It’s in contract already.) and rumors that Anne Hathaway checked out 250 Garfield.

million dollar sales in Brooklyn Heights, Park Slope, and Cobble Hill are not good indicators of the Brooklyn market in general. In fact they show the price that people are willing to pay to avoid the rest of Brooklyn.
