I want the back story here…did the 2010 buyer(current seller) buy for speculation? Did he expect to live there? If so why did he sell so fast? Who buys a house (much less a 3M house) and only lives there for a year. Hell I havent even unpacked in the 1st year at a new place….
BTW 450K isnt a “tad”, its the difference from breaking even on this 1 yr adventure or losing money – which the seller undoubtedly did.
in the last few years so many of these houses have changed hands. it’s surprising that these houses don’t sell for more (considering some of the big sales in the slope: $8MM for 17 PPW to mention one). it is arguably the best block in the slope (and maybe in all of brooklyn).
The seller didn’t make any money if he bought it for 3,125 and sold for 3,300.
Is there a story there? Must be.
Is 11% below ask really considered just “a tad?”
