is the english basement unfinished? wonder if it has clearance. square footage on PS seems to exclude it, but that would be the place to make a blow-out kitchen with the works. if its liveable, that would be over 4300sf. if not, you need a discount because fully renoed i’m estimating it would be $1000/sf. digging out and refinishing the basement would bring that down, but still its just too much me thinks.
