This new house listing at 44 Monroe Street is unusual but likely to strike the fancy of some–and, remember, all it takes is one buyer to make a sale! The single-family home in Bed Stuy (not, as the listing says, Clinton Hill!) has been designed and renovated by an architect owner who has clearly put his or her unique vision into the place. It’s modern with a touch of the urban rustic vibe that’s been popping up in so many restaurants in the borough in recent years. Overall, looks like a nice effort. The bigger question in our minds is whether a three-story house (and one with relatively modest proportions, at that) in this location can command a price of $1,650,000 but we’ve learned our lesson about betting against the Minsk!

Sure the previous broker was a beef-jerky AND the house is gorgeous,but its NOT worth the origninal $1.55 and def not $1.65m….i was there,saw it, and considered putting an offer in as well,but its not worth more than 1.3m TOPS. Dont forget it still needs work and the kitchen(which is supposedly finished) needs work as well. They might get lucky with that one MORON, but its just not worth that. They bought the shell for 250k or so. There is NO WAY they put $1m + into that place.

  2. Im pretty sure MAC03 is either the former broker and/or possible owner (who couldnt sell it for $1.55). Ive seen this TH and while it is nicely (almost) done, its not worth more than 1.3m TOPS, even in this crazy market

  4. All building mechanicals and structure have been meticulously redesigned with some minor touches left undone

    I saw the TH, and while its nice, there is a pretty good amount of work to be done.
