  1. Actually, East 18th Street is not a bad block, and probably one of the nicest in Beverley Square East. This used to be the neighborhood where you could get the best bang for your buck – but clearly not anymore. This house has great details, but needs some work… The typical Ditmas Park situation. I love Ditmas Park, but this house is a bit overpriced, considering the siding, the fact that it’s next to a large apt. building, and the lino to be removed from some of the rooms (see pix). I don’t know why homes in Ditmas Park that back up next to apt. buildings aren’t priced similarly to houses that back up onto the subway tracks – which for the most part (excluding PPS, where many homes have very deep lots). They tend to be 100-200K cheaper than the other houses in the nabe….On the plus side for Bev. Square West – the houses are not too huge – which means less home to maintain, cheaper utilities, etc… but they are very architecturally diverse, extremely charming, and dripping with glass and woodwork. East 18th Street is actually quite pretty, esp. compared with East 16th and to some degree, East 17th – both of which have seen way to much siding and enclosing of front porches. ALL OF VICTORIAN FLATBUSH needs to be LANDMARKED. Not just swanky Ditmas and PPS. If the surrounding Victorian neighborhoods are not protected, it will only hurt those homeowners in the long run – so stop fighting it!

  2. The Vanderbilt house was accidentally listed in the NY Times last week in the 500k’s so they shut last weekend’s open house down. This was also listed last fall for 900k before the owner pulled it off the market.
    I talked to someone who saw the interior and said the renovation has actually come out quite nice — ‘tasteful’ they said.

  3. Vanderbilt house’s photos show the house as the complete renovation was underway. It’s all top-notch quality in there. Will be sold to someone who wants to live in luxury and is happy to finally find a home that doesn’t need a ton of work in Fort Greene proper.

  4. 4th street is a great block.Steve Buscemi lives on that block. Nice house, is it overpriced?, it is technically a 3 story , but as mentioned garages are rare and nice to have. It’s a limestone and it appears to be pretty big.

    There was a discussion a while back about a (way overpriced) DeGraw Street house with a garage. Maybe this listing tells us the value of a garage. Anyone know if this price is in line with comps in the neighborhood and what the garage premium might be?

    Monthly indoor parking in the slope is around $300 per month or so in after tax dollars. The value of the parking is not insignificant
