houseWe can’t resist the chance to help the little guy, so when the owner of this place on 23rd Street across from the Green-Wood Cemetery dropped us an email, we ran with it. The natural wood-clad facade caught our eye, though we have to admit to being a bit disappointed by the lack of interior detail as well as the 1970’s-style version of a stoop. The street looks quiet and cute, though, and the taxes are a miniscule $682 a year. Put down some antique wood floors and a little crown molding and this baby could clean up pretty nicely. We don’t know the market in this micro-neighborhood very well so we’ll leave it up to others to opine on whether $750,000 is a reasonable asking price.

  1. It’s a great little house – I wanted to place a bid on it six months ago, but the owner had a buyer in mind. The commute is def. longer than the one poster (or is it booster?) indicated – closer to 35/40 minutes. BUT – this is right across from Greenwood Cemetary – at least one place where you shouldn’t have to worry about any new ‘developments’ . Of course, I think this block is home to two diferent potentially out of scale developments on the same side of the street. Definitely worth looking at if you are in the market.

  2. this house was listed with foxtons. it was in contract then fell back out is now fsbo. i happen to like the location. it also must have a huge backyard as i drive up 23rd street everyday and pass it and can say that it is set very forward to the street.

  3. And the walk from the subway to this house is up a pretty steep hill — a pain at the end of a long day. That is why there are advantages in the South Slope commute-wise with being between 4th and 6th. (Of course, there are advantages park-wise and nice-street-wise of being between 6th and the Park.)

  4. The commute isn’t quite that quick to Union Square unless you are REALLY lucky. I get on closer to Manhattan and get off at Union Square and it usually takes about 30-40 minutes and I only live 3 short blocks from the subway entrance. Remember: 1 avenue = 3 city blocks
    That said, it sure nice not to have to depend on the F.
