NY Observer blog The Real Estate drew our attention yesterday to the glorious mansion back on the market on Hanson Place and South Oxford for $13 million. The price tag, which includes a carriage house as well as a neighboring property, has “Developer” written all over it. When we requested information on the house’s provenance last April, we received this info from a reader by the name of McTeague:
[The house] was bought in 2000 by a Belgian painter who studied art at Pratt. Its about 7000 sq feet and a legal two. There is a South Oxford Street “legend” that suggests this used to be a funeral home. Evidently folks in the adjoining nursing home would simply be lowered there when they passed on.
According to a map on the Historic Districts Council site, this house falls within proposed extended boundaries of the Fort Greene Historic District but not within the original protected area. What is the current status of the boundaries? Does that mean technically someone could tear this down? Can you imagine the public outcry?

Total lot width is 100ft.
Anyone know the street number? There WAS once an undertaker’s, called the Constantinides Funeral Parlor, at 186 South Oxford. I have some family records that mention a funeral there in 1934.
I also wish it was landmarked asap. Pricing this high means the lot is the selling point, not the house nice as it is, it’s still next door to a big facility and right around corner from mall
I love that house. If the old tennis clubhouse that was across the street could be torn down than so can this house. The landmarks Commisions should expedite Landmarking this house.
Talking of mansions, what about 280 Washington (with the same Douglas Elliman broker: http://www.elliman.com/Listing.aspx?ListingID=656121&SearchType=Broker_Current&BID=KAL)? It’s gotta be 6,000 sq ft, 80+ ft deep on two of its 5 floors, with an elevator. Completely over the top and more space than any mere mortal needs. But at $3.995m it almost looks like a bargain by comparison.

I sincerely doubt the house would come down. The carriage house, certainly, though. There is a lot of lot space (particularly once the carriage house comes down) to build on. Still seems a huge stretch at $13 mil. Unless there is something we’re missing….
I hope that doesn’t happen – the developers, that is. However, since money usually wins, I hope they at least put the house up for sale at a decently low price (and outbuildings), with a provision that they are moved from that location. At least that way a perfectly good piece of history is preserved somewhere else. No, that ain’t cheap, but at least the house would have a chance. Maybe a community group or foundation to save the house could do something.
‘Stoner is right on the money — at that price, only developers can play. The location is amazingly central but not entirely attractive to the typical brownstone purchaser, sitting across the street as it does from the PJs. My bet is that it will come down and be replaced by condos.
