Do you have dreams of being a developer but don’t want to get bogged down in any of the zoning, planning or design dirty work? Then this deal’s for you! At 384 maple Street in Crown Heights, someone’s already done all the legwork–including getting plans from B-grad Starchitect Karl Fischer–to tee up a 21,400-square-foot plug-and-play project. Even the bank is just waiting for you to step in. The price of entry? $2.1 million, or $100 a buildable foot.

  1. Well, FINALLY there is someone commenting on this post that actually lives there (me). As far as the safety of the neiborhood, I have been living at 384 Maple for almost a year, and I haven’t had any problems whatsoever. Sure, I was a little scared my first few times walking down the last few blocks from a busier Flatbush, as anyone would be moving into an unfamiliar neiborhood.

But I quickly learned there was nothing to be afraid of, despite the slightly higher percentage of neiborhood crazies as found in other neiborhoods (there is a mental hospital 4 or 5 blocks away). Bottom line is, I still feel safer living in this neiborhood than I would in Hell’s Kitchen, or even in a more industrial neiborhood like my former East Williamsburg (where I almost got kidnapped and thrown in a van when walking to my apartment late one evening, by a van full of horny Hassidic Jews).

On a more positive note, not only is this particular section of Flatbush’s streets lined with elm trees, but walking by all the gorgeous brick mini-mansions on a quiet, sweet smelling fall afternoon, or listening to the church bells play a rarely heard blend of old fashioned church songs, I momentarily forget that I live in New York City at all, let alone Flatbush, Brooklyn. I would buy a place here in a split second if I could do so. Although personally, I would much prefer to buy one of the brick mini-mansions than a newer condo.

(*** as a side note, out of all the new construction condos I have looked at, or have known friends to live in, 384 Maple I have to say is very well constructed. Well designed layout, and nice details (Kohler bathroom fixtures people??)I have seen places with half assed construction, cheap fixtures, and cut corners, and this place is worth every penny. (weirdo super tho)… Anyone want to come by for a looksee, feel free to email me at imogenphoto@gmail.com. Thanks for reading !

  2. I walk by there all the time and I don’t think it’s a vacant lot. There are a couple of parking garages. It’s a pretty massive building for the block. There are some adorable one-family brick homes along New York, between Maple St and Midwood St.
