Thursday Condo Report: 191 Woodpoint (Yawn)

Set Speed is still MIA this week so we're taking a flyer on this development at 191 Woodpoint in Williamsburg. The six-floor building looks anything but extraordinary from the outside, despite the broker's attempts to create an aura of exclusivity by instituting an invitation-only sales process. In outer Williamsburg? Puh-leeez.
We've perused the Aptsandlofts.com listing and the development's made-to-order site but can't really find anything to discuss. It's a completely unremarkable property--its only distinction being, perhaps, that it offers the opportunity to own a 2-bedroom apartment in New York City for under $500,000. In the end, that may well be enough to move the units, but it still won't leave us much to talk about.

Fortunately or unfortunately, there are plenty of people willing to buy garbage to stay in NYC, when it's that of the 'burbs. This location isn't bed in terms of convenience to Manhattan -- Graham Ave L. How's the area in general?

I meant, "that or the 'burbs." I know a lot of people who are facing that choice now -- don't really want to leave NYC, but can't afford to buy anything big enough and close enough (for them) to Manhattan. And the L train, for a lot of people, seems a simple extension of Manhattan. Not my cup of tea, but you can't knock the convenience to the E Village and Union Square.

- exterior really unremarkable
- interior tons better than lots of other place (like in south slope
- remarkable that it is a combination of rentals and sales apt - that should be a big downside for, buyers point of view

the area is perfectly fine, nothing fancy, mostly 1 and 2 family homes - but there is a lot of traffic there on woodpoint (which turns into bushwick av). i know folks who have recently bought 1 family homes near here for around 500,000 which seem like a lot more fun.

The area is actually quite good. Graham Ave is very similar to Bedford Ave a few years ago when it was even more fun than it is now. The prices and the common charges are nice and low.
The interiors are definately a lot better than the exterior. Still, it makes me suspicious when more of the photos show just the furniture than the living space itself. And the "parking lot photo" is just a picture of a Mini Cooper's headlight! Like, this is the car you will obviously be driving if you want to live here.

i'm so tired of these condo websites... silly music, flash intros... and the bedroom photos especially- show very little of the actual apt and instead show the bedding... furniture... blah, blah, blah...

The site doesn't list sq.footage but does five floor plan - and appears to be pretty small rooms. What anyone think is the asking price per sq.ft.
(for ones without terraces).

I can just imagine the outrage here on brownstoner if the owner instead of converting the building, he would've tear it down and put a new one up, I can see the "community" outrage etc., but now that he left the building, the same people will complain of how dull it looks.

Mentch - are you saying this is a conversion, not a new building? Hard to tell from the photo, but I had assumed it was a new building. (Sorry if I misundertsood your post.)

This is actually a great area. Graham is changing fast, so I would feel good about buying (um, if I had a half M for this "bargain") The exterior is an unspeakable atrocity. Don't buyers pay more for curb appeal? There's another development a few blocks away that I heard sold out before it was anywhere near finished (it was pretty)

In reading the website it looks like this building has a gym, radiant heat flooring, real wood cabinets (not veneer), parking and great city views. Is anyone aware of any other building in the neighborhood that has 2 bedrooms for 500k...and i like the website too
