Across the street from 303 Washington is a renovation underway to turn 302 Washington Avenue into five condominium units–two three-bedrooms and three two-bedrooms–ranging in size from 900 to 2,275 square feet. We were able to peek in from the street and from what we saw (bottom photo) it looks like this is going to be a beautifully restored project. Check out that ceiling! (Hey Warburg, how ’bout taking us in for an early look?) No word on pricing, but if the quality is there, we’re thinking they might be able to get $650 a foot or more. Have we been drinking too much of our own Kool Aid?

  1. I wonder how they got all those changes approved at landmarks. That additional floor on top (mansard roof with dormers, am I right?), is certainly not “hidden from view” — it’s a front and center addition. I guess they had a good architect.

  2. 03:38 PM, you’re right it did sell for 2.25m. Premature senility on my part I guess. It still was a bargain though considering that it was what appeared to be three properties (i.e., 2 entrances on Dekalb, 1 on washington, not including the entrance to the basement). Looking forward to the condos.

  3. Nope, it has to be this property and it sold for slightly over a mill. I remember. It was classified as a mixed use/commercial property because of the doctor’s office; it had few takers because few people qualified for the mixed use/commercial loans. It was a steal. Maybe it had another address (289 Dekalb?)
