302 Washington: Looking Very, Very Promising
Across the street from 303 Washington is a renovation underway to turn 302 Washington Avenue into five condominium units--two three-bedrooms and three two-bedrooms--ranging in size from 900 to 2,275 square feet. We were able to peek in from the street and from what we saw (bottom photo) it looks like this is going to be a beautifully restored project. Check out that ceiling! (Hey Warburg, how 'bout taking us in for an early look?) No word on pricing, but if the quality is there, we're thinking they might be able to get $650 a foot or more. Have we been drinking too much of our own Kool Aid?

I'd pay it.

If I'm not mistaken, this building sold a year or so ago for $1 million (corcoran?). The buyer made out like a bandit because it included the townhouse plus a two story expansion on the side (with separate entrance). Plus an additional attached bldg that served as a doctor's office.

The link just brings you the main page on the web, than you have to search under Clinton Hill Fort Greene..... is the 936-938 fulton street link, maybe some good stores to come? I Hope.

I think records show it sold for $2.25M.

You got us Anon 1:54. We're so busted. Look how we talked up a crappy property like 302 Washington like a good shill! Could have nothing to do with the fact that that shiny new billboard and scaffolding just went up and the property itself is pure Brownstoner meat-and-potatoes. Good thing the readers have you looking out for them. Geez. Believe us, you'll know when we're shilling cuz we'll tell you.

Nope, it has to be this property and it sold for slightly over a mill. I remember. It was classified as a mixed use/commercial property because of the doctor's office; it had few takers because few people qualified for the mixed use/commercial loans. It was a steal. Maybe it had another address (289 Dekalb?)

well - Looking at propshark shows
302 Washington aka 301 DeKalb sold for 2.25m in Aug'05.
But should we assume your memory is more accurate figure?

03:38 PM, you're right it did sell for 2.25m. Premature senility on my part I guess. It still was a bargain though considering that it was what appeared to be three properties (i.e., 2 entrances on Dekalb, 1 on washington, not including the entrance to the basement). Looking forward to the condos.

I wonder how they got all those changes approved at landmarks. That additional floor on top (mansard roof with dormers, am I right?), is certainly not "hidden from view" -- it's a front and center addition. I guess they had a good architect.

Scratch that. My mistake. I think the mansard roof is pre-existing.

the work in there is not that great, cheap construction

Bkny,
Have you been inside or just looked in from the sidewalk as we did?
Posted by: Brownstoner at April 4, 2006 5:14 PM
AGGH! They're PAINTING the facade! It is a nasty poop color with yellowish undertones. Is this a landmarks violation?
