McCarren Park Condo Confusion: Arrggghhhh!

development
development
We're getting completely overwhelmed trying to keep up with all the new developments going up around McCarren Park. We need some publication like The Real Deal to put together one of those nifty maps that lays them all out for us. In the meantime, we were struck by what a figure this dynamic duo on Bayard Street cut on the neighborhood's skyline. The top photo is the view from across the park while the bottom photo is the view from the BQE. GMAP

me too, I'm always thinking what the hell is that? especially since I haven't been able to see much progress although I am usually on the BQE at night so thats not really a credible observation.

Let me sort it out for you here.
There are four (!) new developments on that block of Bayard, bet. Union and Loirimer St.
The first one to go on sale is The Lotus, a 19 unit loft condominium building. Its on the right corner of the first picture, aptsandlofts.com is marketing and selling that one.
Than there is The aurora, the 12 story building that you see on the first picture next to the lotus, its being marketed by The Developers Group, it went on sale about 2 months ago.
Next to it is a 17 story building, which a marketer and broker has not been chosen yet, although it looks to be one of the nicest buildings to come in Williamsburg so far.
The last one to the left of the first picture, is an old loft building being converted to condos, The Developers Group will sell it, it will be called The Icon, and for some reasons the construction slowed down recently.
That’s all on this one block, there are many more in the surrounding blocks, which I hope to update you soon.

Sorry, The Aurora is not next to The Lotus, it's the lower one of the two tall buildings you see,

how much are they going for? I guess I could go to the sites you listed but I'm too lazy!

Posted by: stuy blkbuttrflie. at April 5, 2006 11:10 AM

They are all going for about 7oo-825 psf, depends on the views from each unit.

The 17 story building is a Karl Fischer project. I would think that they would be getting > 850/sf for this project being that the Aurora is getting around $850.

Someone should warn the poor buyer who buys in williamsburg...nowadays the SUBWAY is so packed in the mornings that you have to wait for 2 to 3 trains before you can even get on!!!!!!!!!!!!!!!!!! They need to re-evaluate what this little neighborhood can handle. Of course the developers don't care. But it'll be a smack in the face the first day these new owners try to get to work. Luckily I get on the "L" many stops before the Bedford stop...and smile as our train doesn't even stop but breezes on by. kinda rude i know, but i can't help but snicker.

The icon and the aurora are Karl Fisher too.

I'm glad to see a comment posted about the L train. Condo buyer beware. If you can't get on a train to get to work, how are you gonna pay that hefty mortgage? Unless you have a trustfund or work at home? A ferry won't get you everywhere and if everyone takes car services to work the Wbg Bridge traffic will get as bad as the L train.

The L train situation is at critical mass. A nice neighborhhod to visit, shop, party in but for the moment I am glad I don't live there.

I don't mean to change the subject, but what's wrong with you folks? I wish there were more free love in Brooklyn. . . more giving! There's more to life than drugs and money! You folks should take it off, get it on, and shut up!

I wish someone...I'm not sure who, but someone needs to address the back-up on the "L" train. Anyone know who we might contact to vent our concerns?
