While we certainly admire the developers of 100 2nd Place (and we bet the neighbors are ready to nominate them for sainthood) for restoring the white facade and cut-out driveway into an original-looking brownstone with traditional stoop and front yard, we’re not so sure they’ve priced the finished product correctly. By dividing the building into 3 separate units, they’re trying to squeeze $5 million out of the sale, which seems pretty aggressive to us. They’ve clearly put a lot of care and effort into the reno so you never know, but $1,000 a foot in this part of town seems like wishful thinking.

  1. I agree, Carroll Gardens can not compare with Cobble Hill. Perhaps if this listing was near Brooklyn Heights it would sell.
    If this was a complete gut reno previous to fixing, the parts & labor would not cost more than $250K/unit. Assuming the start price was $1.5M, its fair to say these hooligans are looking for a $2 MILLION+ profit? Now thats shock and awe.

  2. the amenities of Carroll Gardens are comparitively poorer? like what? Until historic district designations was all called same ‘hood. And the size of both ‘hoods is so small hard to consider them as significantly different.

  3. I recently did something like these folks did. I bought a wreck and proceeded to do a high end renovation. I ended up pricing it too high as well.

    It’s hard not to separate your personal feelings about all the time, work, and money you put into a project from the reality of what you can actually get.

    Most people spending that kind of money for condos in Brooklyn, or anywhere in NYC for that matter, will prefer the full service building route. Buying a condo in a brownstone means having to be on the “board” and having to become active “business partners” in a sense with your neighbors.

    Congratulations on the good work, but you’ll have to lower your prices substantially folks! You can’t get too personally attached. Set a reasonable price and it will sell. Otherwise, they’ll become stale and you’ll have to lower the price even more three months from now.

  4. Donatella, this property isn’t even in Cobble Hill; it’s Carroll Gardens. Not a nitpicking point. It’s a stop further out on the F and the amenities, while decent, are comparatively poorer.

  5. Countertops are definitely Pietra Cardoza (fancy Italian name for grey schist). I know coz it’s what we have in our kitchen. Very pretty, softer look than granite, but almost as hard wearing. The only stains we’ve had were from oil; it resists everything else.
