We make our fair share of mistakes and bad calls around here, but it’s nice to know we can still spot an occasional deal when we see it. When 242 Hancock hit the market at the end of August we called it “the most exciting listing we’ve seen in a long time” on the blog and were telling everyone we knew to get their butts over there. Well, looks like the market agreed: The listing is now in contract at well over the asking price, we hear, and there’s gotta be one psyched soon-to-be homeowner out there.

  1. I don’t know too much about those homes but that row of houses are unique. More power to whoever bought it…. Not too many people sell those homes and they get offers all the time.I pass that block evry day and marvel at the beauty of them….

  2. Almost every old house needs work.
    Some of them need major work, some need
    cosmetics. After you are done with your initial construction you will still need work done every year on the house.
    You have to be sure that you are the house person before you make this decision. Some people are not cut out to be home owners. It took us few years to renovate our house, it was a pain leaving in the construction zone, but as much as it was messy we loved the results. Every problem can be solved with some labor and cash (having it does not hurt).
    Be ready to do work on any house you buy, it is just a matter of time the roof will leak.
    If you not ready for it buy an apartment (my parents have done it and are very happy – they are not “house” people).

Couple of things about this house, Brownstoner – first of all, it did not hit the market in August, it had been listed for many months (since January?) with Location, Location, Location & was listed weekly in the NYtimes for many months, too, before Corcoran’s took the listing & dropped the price from $979,000 to $879,000.

    Also, the amount of work that this house needed was in the range of $200k. We almost bought this house back in June, but the owners & broker at Location mislead us horribly. The amount of work exceeded both our budget & time capabilities. While it is a beautiful home, it is a HUGE project. We heard that a contractor bought the place, so he /she can do much of the work themselves.
    I wish them luck with the work & DOB resolution with this place, as there are a myriad of problems – but oh my, what a wonderful house…
