The project dubbed the Carlton Mews, which includes the creation of new a row of new townhouses on Carlton between Willoughby and Dekalb in addition to the condoization of the adjacent church at 232 Adelphi, suffered a set-back at Landmarks last month. Despite voicing support for the overall direction of the project, the committee took issue with the size and number of additions to the 1888 Church. Given the positive reception within the local community and preservation crowd in general, we bet it will be greenlighted next go-round. “This [project] could be a wonderful outcome for a site that we have worried would be compromised or destroyed,” said Phillip Kellogg, president of the Fort Greene Association.

  1. I was at the last CB-2 land use committee meeting where this project was presented and it was overwhelmingly supported there. They are doing everything in their power to make this a really special, sensitive, and one-of-a-kind project. It’s funny that LPC would object to # of units, because that’s being dictated by the width of a typical brownstone lot. The LPC commissioners’ formula for these sorts of projects seems to be “let’s object just enough to inconvenience them, and then approve.” I actually feel sorry for the architects and the developers in this case. If LPC treats you the same way no matter how hard you work with them to make the project really appropriate, where is the insentive to do anything the right way?

    Don’t the children have to cross at crosswalks with gards? Walking though school busses is a real NO-NO. How many feet away is the cross walk from proposed driveway entrance vs. Carlton ave. closer to cross walk with school gards?

  3. Can’t see how garage entrance will effect school. Kids actually enter school on next block over, through the school yard on Carlton. The entrance on Adelphi is reserved for tardy students and any visitors.

  4. My only objection to this project is that they’re planning to put the entrance to thier underground garage on the adelphi st. side between the church and 234 adelphi.

    I don’t know how many units are supposed to be in the finished project, but this is certainly going to mean a massive increase in traffic on the block with it’s entrance directly across the street from a school.

    I realize this is a NIMBY reaction, but, hey….NIMBY! I’d feel better about the whole thing if there were, at least, entrances on both adelphi and carlton.
