Development Watch: 150 Clermont
Excavation is underway at the large corner site at Clermont and Myrtle. The project is a six-story residential building that will have roughly 93,000 square feet of space when all is said and done. We'll be curious to see what their approach is on retail--one large space or several shops? Has anyone seen any drawings of what this will look like or heard how "luxury" it will or won't be? As an aside, it appears that the construction crew may already be having some difficulty shoring up the adjacent building on Myrtle. Check out the photo on the jump. GMAP DOB

Obviously an architect would not make them look obvious in a rendering....but look closer.

Looked again. And they still don't look like A/C sleeves to me. Typical of many buildings - dark grate under window for heating and a/c. Very different than Fedders. Walk by any highrise and take closer look.

OK, the units obviously don't have central air. But the placement of AC grills looks more in line with what you see in a lot of high rise construction today. You can't tell from the drawings, but I would assume they're "packaged terminal" units that provide both heat and AC with an architectural grill on the exterior. It's a step above Fedders.

It'd be pretty crappy if those were through wall AC holes, but I'm hopeful that it is what Frank is noting, the self contained AC/Heating units with the exterior grill you see on lots of highrises.

I walk past this site every day and I would be very unsure of parking under ground there. They released tons of rats into the neighborhood when they demo'ed the building that was there and despite weeks of "work" their has been no progress because the buildings near it may not stay standing. Look for this one to take a while and if not be worried about how long it will stay standing.

there will be no problem for other buildings if they know what they're doing. this stuff is standard. the shoring on the neighbor bldng is not unusual. one thing i have been surprise by is that Myrtle still has wooden structures on it! some of those storefronts are in wooden bldngs!!!

I live on Clermont more south and I want RETAIL!!! I want Pluto's diner. I want a shoemaker. I want a bakery! I want a greengrocer, open all week (very nice, lovely, greenmarket on Saturday, SO WHAT. I want to shop DAILY.) I want another GREASY SPOON Greek diner. I want an Italian restaurant. I love my neighborhood but the amentities, services and the retail STINK!!!!! As in SHOULD WE BE STARTING SOME NEW BUSINESSES HERE??? Listen up condopreneurs!!!!! So we are going to have tons of cranky, hungry, malnourished tenants with grubby clothes and run down shoes looking for parking spaces because they have to drive to get decent services. Don't NEED no stinking fake nails, or bullet proof Chinese take out! Work with me, people!

Yes, Gordon, a bookstore would be good. A real coffee shop would be good. A shoe maker would be good too. Wouldn't it be wonderful to have a little town on Fulton with this stuff, more stuff on Myrtle, more stuff on Layfayette. I wonder how long this takes, what does it take? I came home the other night too tired to cook and I would rather starve (and I don't say this lightly) than eat any of the stuff on Fulton near Clinton/ Layfayette. I mean when the Country House Diner is the top of your local food choices, THINGS are BAD!!! What can we do? Buy a condo building, make it into a mall and have stackable retail outlets? I'm desperate I tell you.

The developers are average grade from their prior work. A bit better than throwing up some crap but definitely not top of the heap either. Also, this is their first ground up project in our community. So, their experience is questionable.

I agree re more amenities needed on Fulton street. Please support the newer places there too, such as Kush, Brown Betty (on Grand), Olivino wines, Sister's Hardware (old place, but great store and friendly helpful owners), Outpost Cafe, Joloffe (old place, but they just gave it a facelift), Fulton Thai... The more the nice places that make an effort are supported, the more new ventures will see it as a good place to try a new business (such as a good bookstore, green grocer, cobbler, boutique etc.).

OK, lp, I'll check out some of those places a little further east of Washington. I love Sister's hardware. They are wonderful. Olivino is nice too. Don't like Fulton Thai though. I'll check the other places a little further east. I guess it will happen but I get depressed sometimes over there.....

Yep, Fulton Thai is so so. Same owners and food as Myrtle Thai. Try their Thai Green Curry, if you like curry, that's actually quite nice.

I agree with the comments on Fulton Thai. How can Thai food be so bad? I agree Kush and Outpost et al are great for sit down dinner, but the dining choices for take out in the area are abysmal. I live near Washington and Fulton and I see young professionals going to Manhattan on the subway every morning. Is everyone hiking up to Dekalb to eat? I think I will check out that new Korean place just across Atlantic in the southern tip of Prospect Heights. Anyone been there?
