The Latest On The Smith

A reader stopped in at the sales office of The Smith yesterday and emailed us with this report: There are only 12 units left, according to the sales agent, and they range in price from $725,000 to $1,295,000. (This photo is a couple of months old.) The retail component to the project hasn’t been finalized but the agent said he thought that it was likely a Gourmet Garage or Dean & Deluca could wind up there. Doesn't hurt the sales pitch, that's for sure! Any other gossip on the building floating around out there?

Supposedly, the hotel part is going to open April (we'll see).
Is this same time frame prospective buyers of the condo's are hoping for?

I hear that some of those apartments will have great views of the Bklyn House of D. I'd pay big bucks to watch the strappling lads lift weights in the yards, or to have a line up of people from the bailbonds place (bad apple being one) hanging out on my corner.

LOL... When I was shopping for a condo in Williamsburg in 2003, the real estate agent told me that the commercial units were going to be a Gourmet Garage as well.
I guess its time to add that line to the Real Estate sales crap that is tossed around.

number of units left doesn't actually equal number of units unsold. typically they only release a few at a time

I stopped in the sales office last year (maybe February?), and the building was supposed to be ready to move in to by January. I suppose April seems a bit more realistic, but seeing as they haven't even finished the structure yet, I'd wouldn't be surprised if move-in wasn't until June or July.

This building looks more and more like the jail next door everyday. Lux plus Pop plus Jail.

There's no "yards" at the HofD -- it's the roof. I thought the apartments looked cheap -- transient really. This is hardly the Plaza or waldorf -- would you want to live in a hotel here? And there is supposed to be ther other "Aloft" hotel at Atlantic and Boerum -- one block down.

I pass by this location several times a week as I live in Carroll Gardens. The pace of construction is glacial, although it has picked up recently. It is a real mystery to me why this is a good time to buy here (if at all). The House of D is not going anywhere anytime soon, and there are plenty of other condos on the market with better locations and amenities at comparable prices. I am at a loss to see the attraction. Am I missing something?

I used to live on this block of State Street, and kept an eye/ear on this thing. THe word as of a year ago was that Gourmet Garage thought the space was too small for them. Unless they've changed their minds, it's prob not them coming in. The neighb could use them, though!
The jail doesn't affect daily life much at all--I say this having lived less than a block from it for 10 years. Except for the surrounding bailbonds store fronts, and some morning buses in, it's pretty self-contained even when open and functioning as a jail.
This corner must be LOUD though.

There must be attraction because several other new buildings nearby....
32 Boerum couple years old is one closest to/best/views of jail and didn't seem to be factor in sales there. 110 Livingston, Lookout something, bldg discussed yesterday on Schermerhorn, BellTellLofts , 14 Townhouses and very large developments on Schermerhorn(hoyt/bond/nevins).
As to other posters - get it straight part of bldg will be a hotel (lower floors) and other upper part will be condo. It is not to be a residential hotel. Only Aloft hotel I heard about is going to be on Duffield St( not Atlantic/Boerum - that would be new news).
And furthermore, House of Detention is not currently housing people - although there has been talk that might need to use it again - but condos in this bldg. by and large would have views north and south - not west towards jail.

I honestly don't understand where all the money for these places comes from... Am I just out of touch and don't realize that everyone has gotten much more wealthy? i mean, how many bankers can there seriously be in New York? Or are people just over-extending themselves and spending more than they can afford? someone please explain.

You dont have to be a banker to afford to buy. My admin asst makes 95K a year.

11:30 might be a Shareholder of that company. Wouldn't (s)he then have a right to say that an admin is being paid too much? If it is a private company I agree, (s)he might be out of line, but (s)he might just be giving 9:14 some good advice. I also agree that 95K a year for an assistant is on the high side.

Warning: this post is not specific to "The Smith."
I wish that the housing market would tank, that all the greedy real-estate obsessed hordes would cut and run, and Brooklyn could go back to being the un-hip, unfashionable, slightly seedy place it used to be. Then all this talk of bankers and lawyers and dollars would evaporate, the bankers and lawyers themselves would evaporate too, Brownstoner would lose his bully pulpit--from which his/her noxious elitism radiates and burnishes his oh-so-fabulous readers, and the world would be a better place. And those of us he lived here "before" would go about our business as we always have. Because I will still have my huge prewar co-op for which I paid a pittance, and no one would have to live in a 500 sf shoddily-constructed half-million dollar condo ever again!

fyi, the House of D' will almost certainly re-open in the near future and the Dept. of Corrections wants to double it in size (cells, not height).
