457 Atlantic
This 8-story, 38,000-square-foot development on Atlantic at Nevins has been a long time coming. The developer purchased the property back in 2002, when The Smith was just a glimmer in Lev Boymelgreen’s eye. The money clock didn’t really start ticking until October 2005, when the developer got another $6.5 million in financing to start construction. We don’t know what the plans are for the residential portion, but there’s 7,000 square feet of retail available at $60 a foot. Any know who will be brokering the residential?

  1. The place across from Dunkin Donuts (Boerum Heights?) is nice construction. I watched that building going up over the past year. The quality seems good and the workers appeared to be professional (vs The Smith…ugh!).

  2. the boymelgreen project is across the street from the dunkin donuts.

    Brody has been doing shoddy projects in the area for years. Almost all of them have severe issues. Tends to cut as many corners as possible and worries about the lawsuits later.

  3. Can someone give examples of specific projects that involve van brody that have problems besides this one? why is everyone so anti-Van Brody?

    I do think the rendering looks a hell of a lot better than the actual building. (Look carefully at the windows – the scale and texture of the windows in the rendering are MUCH nicer than what was installed.)

    I agree about the problems. Anyone interested in buying there should talk to the liquor store owner next door about how shoddily the work was done.
    So many corners were cut, the place should be circular.

  5. Buyer beware! This architect has quite a history of less than stellar work.

    Expect problems.

    Also, why would someone buy there when they can buy into much better buildings closer to Court St.. Also, Boymelgreen’s place on the corner of 4th and Atlantic is a far superior building.
