Pity the poor developer trying to think of a name for his building this late in the real estate cycle! We’re not sure why a modest building like this one one 23rd Street really needs a name like the Greenwood Hill Condos but such are the times. This offering — which comes on line this weekend courtesy of the marketers at Corcoran — is actually two separate but adjacent buildings comprised (somewhat surprisingly) only of one bedrooms. Prices range from the mid-$300’s for lower floor units with no outdoor space to almost $600,000 for higher floor apartments with several hundred square feet of deck space. While we’ve been told that the views are killer from some of these places, we just cannot fathom who’s gonna drop 600 beans for a one bedroom in this location, especially when the exterior architecture is nothing to write home about either. At least this place is a little more “contextual” than some others in the area (and as far as we know the contractors behaved themselves during construction). There’s lots of time to see for yourself this weekend — the inaugural open houses are being held both days from 1 to 4 pm.

  1. I guess it depends on what you want. I’d shoot myself before moving in across from Atlantic Terminal, personally. I’m currently in prime center Slope and want nothing so much as to move SOUTH towards Greenwood. Unless I misread the listing, it doesnt even seem to have any private outdoor space?

  2. Seems more people would make condos out of rental apartments in their buildings. If it’s a high-end reno, and it’s 3 BR, a family-sized unit, you’d get a million for it in Park Slope. Or $750-800K for South Slope or Sunset Park. Some people don’t have the time or desire to do renovations on a house or brownstone themselves, nor do they want to manage a rental. They want just the one duplex unit in the building, and to be done with it.

  3. I moved to this nabe two years ago. About two blocks away from this site. I was priced out of PS but wanted to be as close as possible. It has turned out better than expected. We have 2 cars and always find parking right in front of our house. Density is low, no people hanging out starting trouble. home depot 5 blocks, loews 12 blocks, prospect park 7 blocks. I got the whole family riding bicycles on the weekend. If you like quiet when you go home but want to be close to the action. this is the nabe.
