Development Watch: 133 Water Street

It's been looking near completion for some time now, but as far as we can tell from the 133 Water website, the 12-story, 52-unit condo development is still in pre-sales mode. In an earlier thread about this building, one commenter claimed that this was originally a Guttman project but that he flipped it early on. There was a transaction last August between 133 Water Street Associates (a Guttman vehicle) and the Water Street Realty Group, LLC for $17.3 million that may have been what the reader was referring to. Has anyone heard chatter about pricing and timing for this?

This building looks remarkably similar to a prison off the highway in San Francisco. Not saying its good or bad =)

You can see easily into many of these apts. when walking over Manhattan Bridge. They look pretty complete, and some people seemed to be moving in last week when I was peepingTomming.
I'd think I'd want a unit not facing the bridge.

I don't think they've started sales yet, so I doubt anyone was moving in.

A few months ago the building's website briefly posted more detailed renderings and floorplans, which were later removed. I wonder what the holdup is as far as starting sales?

It does look very much like a prison. But if it were a prison, human rights advocates would object strenuously to subjecting the inmates to all that traffic noise and pollution.

When when walking across the Manhattan bridge one can see the furnace stack for the building next door (you can't see it well from the above photo) end right below this building's balconies. Is that even legal? And if it is, who wants smoke and soot going right into their balcony and apartment. Crazy.

I walked the bridge tonight. Didn't notice 'furnace stack'. All lights were on. Floors covered with paper.
Space heaters (I guess for the workers).Walls painted. A couple kitchens look complete, bathroom fixtures installed.
Seems almost ready.
Big mystery why don't see aggressive marketing.
CofO problem? going rental? any guess is better than mine.

i contacted the sales office to inquire about when they are showing this project. (As a dumbo resident i am curious who will buy here and when will they move in.)
The response from the sales office was...
'If I knew I would let you know. But you can stay in touch.'
Thought this was strange. My experience with new developments is that they have a ball park date-even if they dont meet it. Odd right?
