Development Watch: 1101 Prospect Avenue

From what we gather, people in Windsor Terrace have been growing increasingly curious about the future of this rather sizable lot across from Key Food which changed hands last November for $2.4 million. First, the bad news: Bricolage is the architect. Now, the good news: According to Property Shark, there's an unusually low FAR of 1.35, which translates into 13,770 buildable square feet. For reasons we cannot divine, the plans filed with DOB in February call only for a 4,730-square-foot building with three residential units; the fact that it also calls for eight parking spaces suggest there's more residential to come. To say that we're pessimistic about how this will end up looking would be an understatement. GMAP P*Shark DOB

This is being done by the same Basile/Bricolage team as the Simone a couple of blocks away. On Basile's website they say it will be 18 units and are calling it "Prospect Row."

The way the DCP repressively downzoned the entire south slope... It's a miracle anything is being built at all.
No shortage of irony considering the lot next door neighbor is about 4 FAR.

There was a lot of back and forth over this site a few years ago. I think the first proposed plan was overmuch.
