Houses of the Day: 1269 and 1271 President Street

It's unusual to find two houses next door to each other on the market at the same time, but such is the case with this pair of very similar places on President Street at New York Avenue in Crown Heights. The house of the left, Number 1269, is a one-family asking $1.4 million that's been recently renovated (but not very nicely); Number 1271, at right, is also a one-family and is asking $1.5 million. According to Property Shark, 1271 is 1,000 square larger, so either it has a rear addition or The Shark has its numbers wrong. (The driveway is not part of the property.) We wonder if this will appeal to a developer looking to condo the whole thing. Anyone been inside either of these?

Both houses will be purchased by Hassidm who will rebuild the entire lot as an enormous Mediterranean style single family home. Check out Coney Island Avenue between Avenue S and Avenue O for examples, or prime Borough Park....

Unless it becomes a Yeshiva, which is another possibility.

Oh goodness. I hope they don't tear it down to condo it. It's such a great street. There are two others for sale on that block or one block up. Both were one families priced at $899,000 but needed reno. (corcorand and filmore are agents I think)

Two questions: Are these properties within the newly created CHN historic district; and, given the square footage involved, isn't the pricing on both properties a tad aggressive?

btw, when they were speaking of turning it into condos, i believe the thought was to preserve the building and turn to condos, not tear it down and build anew.

These properties are not within that zone. (these houses are south of Eastern Pkwy). The prices do seem high BUT President Street is its own enclave within Crown Heights. It really is beautiful.

Okay, this block (and the one next to it, and next to that etc.) is smack in the heart of Lubavitch Crown Heights. Some of the houses are full family (they have large families) and some are converted into student housing (for the many schools/yeshiva they run). They are beautiful blocks. But, both properties will undoubetedly be sold to a Lubavtich buyer, for Lubavitch housing.

In reply to 12:21, the Lubavitch are generally not ostentatious like some in Borough Park, and the buyer will not do anything ostentatious with them. They will unlikely be torn down (and if so, only with the consent from the Lubavtich community to do so, and it will be to permit more Lubavitch housing - not to make a mean profit.)

1:08 is correct, and it wouldn't surprise me if they are off the market very soon, as the Lubavitch community is always on the search for housing and real estate in that area, and the Craigslist ad was right about one thing - homes don't come up for sale there too often.

The mostly non-Lubavitch parts of CH are to the North of Eastern Parkway, not including EP, west of Kingston to the border of Prospect Hts, which is roughly the borders of what is called Crown Heights North. Crown Heights South, from Nostrand east, well past Kingston, to Utica, all the way south to Empire Blvd, comprises most of the Lubabvich community. Many of the large yeshivas, dorms, meeting halls and temples, as well as world headquarters are on Eastern Parkway. Of course, people go where they can go, and there is no wall around them, and many Caribbean people have lived in that part of the community as long as the Lubabvich have, if not longer, in varing degrees of harmony and disharmony, by turns welcoming and ignoring, and co-existing with each other.

I was inside the 1271 seems bigger; the place is beautiful it has all the original charm from when it was built. The 3rd floor has 3 bedrooms and two original bathrooms. The 2nd floor has an original bathroom, a charming but small living room, a fare sized dining room, and a kitchen with a screened in patio.

First floor looks like it is straight out of a movie.

The photo on this BS site for 1269 is incorrect. The Front of the home differs from the picture on the original listing at CL. it seems the two are not neighbors.

Just curious, does anyone see the boundary shifting significantly any time soon? Will the Lubavitch community ever shift significantly west closer to Bedford or south past Empire?

As to 1271, who will be the purchaser is a good question. The owner tried to quietly market the house to people in the neighborhood and MANY local families have seen it - and ALL have loved it - many put in offers. However, it is going into the general market this weekend (open house on Sunday) and a number of people who have been priced out of the Heights, Cobble Hill, Prospect Heights, etc. should be ready to pounce!!!...
