Pacific Blue Bares All
Pacific Blue (aka Hello Living), the six-building complex on the Prospect Heights/Crown Heights border, has updated its website, Set Speed alerts us. There's lots of listing info availalbe now (including prices) for the original two buildings, which are being called the Madison (#925) and the Hudson (#935). These prices ($650 to $750 a foot) are newsworthy in themselves if they are for real; the fact that five units in the Madison are shown as sold implies that they are, but ya never know if that could just be for marketing purposes. That dough gets you an indoor pool, gym and screening room, in addition to your 18-foot floor-to-ceiling windows and high-end appliances. What's most interesting about this is the message it will send to developers who've been unsure about committing to this area east of Washington Avenue.

I just can’t stomach $1.3M for a 1450 sqft (includes exterior walls measurements) first floor space. I just signed a contract on a 4 story house in Prospect heights for $1.3M—granted it needs some work. I guess there might be a buyer out there for that apartment, but there are prime parts of the neighborhood that will get you a bigger space for a lot less……

The good sales at the Washington went to A&H's head. These will sell, but not fast and not at those prices.

one of the 'exclusive amenities' appears to be grilled corn on the cob. personally, i prefer to grill corn in the husk, but lightly charred is okay too.

I like corn both ways, and I also think the exterior renderings of these buildings are pretty cool. I don't care how overpriced they inevitably are, because I don't need to buy one; I just like seeing interesting buildings go up in the hood. How do the locals feels about the design, the uppity price points, the cutesy marketing? Does anybody know if this developer has done a good job on past projects?

And by the way, Aguayo & Heubner would sell these places (and all their other listings) a lot faster if they would drop their stupid, backward practice of refusing to co-broke. Personally, I can't believe anybody lists their property with these firms--you're automatically losing a vast pool of potential buyers who won't ever darken your door because their buyer-broker is massively disincentivized to take them there. Stunningly stupid.

like i said, a $650psf comp with these units..the kitchens don't look as nice as they looked on decorny.com kitchens' website..
how large was that $522k two bedroom?
at the washington, some ppl got 1300 sq ft for that price...

I live in the area and i must say I am not feeling that stucco finish. It looks cheesy to me and they made no attempt to blend in with the building son the block

I live nearby and I think that these are welcome additions. The block was not a consistent one of preserved rowhouses on either side. I'm happy that residential (not some residential/dental/medical office on the ground floor highrises are going up on this block). They are also not trying to slap up some mock 19th century building. Rather, it is a modern building with large windows, expensive looking finishes etc. Not all of it is to my taste, but I think overall it is a good thing for that part of the Crown Heights Prospect Heights border. I like the Washington Condos too, but I think these are a bit nicer and not on such a busy street.

Those sales were also done when I looked at the 2 bedrooms in Feb, so they haven't sold anything since. The double-height ceiling is cute, but 850 sf is cramped once you start imagining your stuff there. I like the area though, a nice mix of everything and everyone.

Actually I was told 3 were sold in the last 2 weeks... I dunno, Porspect Heights is really coming into itself. I have been in the hood for 4 years and it's really a diverse and eclectic neihborhood. Most of the new construction is exciting, na dI think these properties will speak to many in the market. A&H has proven to be a marketing powerhouse.

the 1.3mil apartment has a 2500sq foot private deck. the whole unit is decked out with updated hi tech including moderized shades, climate & lighting control
