Given that this is the view from the men’s bathroom in our office building in Dumbo, we’ve had a unique vantage point from which to chart the evolution of 133 Water Street from construction to condos to rentals. When these shades went up last week, we decided to check in with the listing agent for a status report. The low-down: As of yesterday 26 out of the 52 units were rented; the first tenants moved in on May 15. The remaining 26 units range in price from $2,900 a month for 723-square-foot one bedroom to $5,600 for a 1,343-square-foot three-bedroom. Has anyone seen the interiors in person? Care to comment?

  1. A friend saw this building a few weeks ago…

    He said it was the nicest thing he’d ever seen, but ridiculously overpriced by about 30% over similar properties elsewhere.

    They’re got to be facing foreclosure though– they tried to get him to pay a security deposit of 12months in advance. Yes- you heard right. Not a month, not two… they wanted a full years rent as deposit. If that doesn’t scream “Um… creditors are suing us, your lease will never be renewed” , I don’t know what does.

  2. I saw them a couple of weeks ago. The soundproofing is VERY impressive. You couldn’t hear the Manhattan Bridge at all. I like the layouts – very spacious and airy for a rental. I have to admit that I didn’t look too closely at the bathroom and kitchen finishes, but they looked good to me. Rent seemed high at first, but after doing some research, that’s what rents seem to be in the neighborhood.

  3. Most of the work had not yet been completed when these were being considered as condos. They were never officially on the market as condos, it was just an option. When the developer chose to go the rental route you can be sure they rushed the construction as much as they could to get people in there as quickly as they possibly could.
