Listed at $1,495,000 when we had it as an Open House Pick in December. Two-fam house is 17 ft x 35 ft and 2,080 square feet. Deed recorded 6/13.

Folks – last week’s sales mean they went into contract about 3 months ago – just before Bear Stearns imploded, and the NYT real estate section changed it’s tone with a new column called “The Sell” (about how much harder it is to sell things these days) and other gloomier signs. I’m not saying things have crashed since then, or about to, but for sure, the direction of the market in the last 3 months has been noticably **down**. We sold in February and every single broker I’ve spoken to has advised us we did the right thing and that the next 1-2 years will present a window of opportunity to get a good deal. Things have been shifting more and more just in the last few months. If 10th St went on market today I doubt it would fetch the same price, only 10% below ask. Several friends of mine are stuck unable to sell their apts and that will start to impact house market…
