When we went to the top of the Toren last week, we were able to get a bird’s-eye view of the rental project that Avalon Bay is building across the street. The interesting thing to see was that the 650-unit building will be sited at the southeastern corner of the site. The L-shaped portion of the site that is composed of dirt will apparently be open space.

  1. Some data on subway distance:

    From Avalon/Toren to DeKalb: 0.13 mi (2-3 min) – convenient!
    From Avalon/Toren to Jay St: 0.22 mi (4 min) – not bad!

    Gold&Tillary to DeKalb: 0.33 mi (6 min, plus crossing Tillary)
    Gold&Tillary to Jay St: 0.39 mi (7 min, plus crossing Tillary)

    Bridgeview to DeKalb: 0.46 mi (9 min)
    Bridgeview to Jay St: 0.44 mi (8 min)
    Bridgeview to York St: 0.40 mi (7 min) – particularly unpleasant

    Seems like a pretty substantial difference to me: pretty much double the distance, or more. And it’s a walk that you do over and over and over. Yes, lots of nice neighborhoods have nice areas that are far from transit. In general they have much nicer and more pleasant walks to transit. Would you rather walk down 7th Avenue in Park Slope twice a day, or would you rather walk down Gold Street or Flatbush Extension twice a day?

    the gold street tillary developments are 2 blocks from avalon. 2 blocks.

    re bridgeview, it’s 5 blocks away, and more convenient to the york street F.

Not sure about regulations regarding underground parking but remember there will be a ton of underground parking under the proposed Willoughby Square Park plus City Point will have a lot of parking space available. Also, common sense will dictate that both Flatbush and Myrtle vehicle lanes will be improved in some manner.

    – “Best Condominium New York”
    – “Best High-Rise Architecture USA”

    Very exciting to have such an award given to a Brooklyn based condo. Great news for BKLYN

  4. BL, can you please stop distorting what I say? Myrtle and Flatbush is reasonably convenient to transit (both DeKalb and Jay Street stops). As I have posted in the past, it’s the Tillary area that’s not, especially Bridgeview.

    I am almost certain that the city does not require parking here. It’s a C6-4 district. My Zoning Handbook says (p. 62) that off-street parking is generally not required in C6 districts. Do you have any evidence that it is here?

  5. The “open space” actually covers underground parking.

    It’s a shame they felt the need to build so much parking so close to transit. This (and the Toren’s parking) will only make that Myrtle-Flatbush intersection even worse.
