641 10th Street is a charming house on a charming block of Park Slope just off Prospect Park. We’re particularly digging the wood work on the parlor floor. There’s also a nice deck off the back of the parlor floor. While it’s hard to say whether or not the sellers will get their asking price of $2,399,000 (though we bet they’ll get pretty close to it), it’s pretty safe to say that a year ago they would have been asking a few hundred thousand dollars more. It also makes yesterday’s HOTD look like a tough sell in comparison.

  1. I think Brownstoner has officially lost his mind. This house is seriously over priced. I’ve often wondered if Mr. B was occasionally addled by his sucker-dom for “details” and woodwork. I now have my answer.

  2. Well if you are going to add a kitchen and/or bathroom to a floor without one, I’s say the lack of plumbing is the least of it. The pipes are already running through the walls from the garden level to the upper floors.

    And if God had wanted parlor floors to have kitchens and bathrooms He would have created them that way.

  3. I can’t comment on the price, but the 2-family setup looks like it’s intended to be used as a double duplex, which explains the kitchens on the 1st and third floors.

    It seems like the current price should factor in the cost of reconfiguring the place into something more usable…adding plumbing to the parlor floor is no small task.

  4. I think that this is prime park slope.
    The house is not gigantic, but then, unless you are
    Sarah Palin, why would you want a bigger house?
    Most big houses we see here are cut up into apartments.
    This is 3,300 square foot house, and people think it is not big enough? Oy! I forget that this is a “houses for the rich and famous” blog.
    I actually think that this is a solid house.
    Beats the heck out places we see here on really obscure streets that only Montrose Morris knows.

  5. Well, upon further research, I am even more convinced this house is overpriced. It sits on a SHORT 76 ft lot, and is 18′ wide. So, 3 stories and an attic, short lot, not-prime Slope (no matter how nice a block), and kitchen and baths need updating. Price needs to come down a few hundred thousand, like most T&G listings.
