This building was ready for its close-up back in September of ’07, and we predicted high demand for the 45-unit building, with 750-square-foot one-bedrooms starting at $399,000 and two-bedrooms from 924 to 1,125 square feet and $489,000 to $615,000. Seems they’ve managed to keep steadily selling since February, which Streeteasy lists as their first recorded sale. They’ve had 33 sales, with seven listings still active. The top dog is a 1,740-square-foot three-bedroom on the market for $949,000, which has been on the market for over a year. Besides one other three-bedroom, the rest are two bedrooms, ranging between $565,000 and $659,000. Any readers buy here?

do not get the design of this building at all. 15 foot wide, floor to ceiling windows at ground level? there’s a reason the brownstones across Washington Ave. (in the *nice* direction, mind you) have always had burglar bars on every window. good luck to you when this neighborhood takes a dip in the coming years and the construction across the street and around the block is abandoned for lack of financing / buyers. just waiting for some kid to throw a rock at one of those giant plate-glass windows. in truth, I hope none of this is ever an issue — I just find the design of this building jarring, to say the least, when you compare it to the rest of the nabe.
Hubby and I bought a two-bed, two bath unit and a parking space, we’re just waiting to close. The paperwork the developer has to submit to the city before we can close seems interminable. The parking spaces are selling at $25,000 each, which is dirt cheap if you ask me. A condo development down on 3rd (dangerously close to the U-Haul depot) was charging $55,000 when we were looking at it, but they were too expensive anyway. 475 Sterling is about the cheapest price per square foot that we’ve seen anywhere in the neighborhood. Our guess is that one of the reasons its cheap is that they aren’t including things like shower rails, towel rails, toilet roll holders and the like. Quite frankly I’d rather not pay $100,000 more for $3,000 worth of contractor grade fittings which I’d rip out within six months of moving in.

I’ve been there twice, looking at open houses. We almost took the plunge, but decided to step back and wait. In my opinion, this is one of the nicest and most reasonably priced of the condo developments in the Washington Avenue area of PH/CH. And the sales people are better than average. Still too expensive for me, though.

One day those trees in front will be big and pretty. And 500 Sterling will be built.
although ive never seen inside the building, prices dont sound too bad. 399k for a 750 sq ft 1BR in that area seems fairly reasonable.
I haven’t bought, but I went to look last Sunday. Seems like a nice building. The block, however, is a mess. Looks like construction across the street will be going on for a while.
yup. still waiting to close. btw, the streeteasy numbers aren’t quite accurate. several listings were recently pulled by the agent marketing the building in an effort to try something different. i think around 23 are actually in contract. it was actually quite busy at the open house last sunday, which surprised me. anyway, it’s a nice building, i just wish we could close already.
