One of the “Regular Joes” looking to pick up a place on the cheap in Sunday’s NY Times real estate section cover story was executive assistant Tarsha Carvey. Turns out she has her sights set on a one-bedroom in be@schermerhorn. We hadn’t heard a peep out of the marketing department there since the glitzy launch last summer, so it seemed like a good time to check in on the sales process. Bottom line: There should be an apartment or two left for Ms. Carvey. According to StreetEasy, not a single unit is in contract yet. And most of the listings appear to be one bedrooms starting as low as $380,000. There’s already been one round of price cuts—back in October and November most units were trimmed by 10 percent or so. Prices are still well over $700 a foot though, so there’s plenty of room to fall from here.

  1. I’m sorry but this looks to be a nice building in a nice location. Livingston on that stretch is better than it was even 6 mos. ago, and will only get better (grocery on the way to Schermerhorn). good time to buy, assuming it doesn’t go rental. 🙂

  2. StreetEasy data is not at all accurate.. I have bought in a large project (over 100 units) and streeteasy only lists 9 or 10 sales when I know that there is more like 30-40.. If the broker/developer doesn’t update the stats then they will be wrong.

  3. They’ve got space-age washer/dryers (and steam washers) down in the common area that will alert you in your 24th floor crib when they are empty so that you can rush down and grab one (assuming no one else got the alert). This supposedly made more sense than putting in those dinky inefficient stackables.

    Or that’s what they told me when we looked at the joint. Could be worse, though. Could be Baltic Towers.

  4. I almost rented an apartment in the little building in front of them… 1200 square feet for $1800/month. It was charming and adorable, but lead-paint city. I still think about it though. Much nicer than these.

  5. brownstoner citing streeteasy – the second derivative of i don’t know. why bother reporting anything if you’re not going to make an effort to collect any real information? just link to the nytimes online article and be done with it.

  6. What a shock. These are outrageously overpriced for what they are, most of the 2 beds are under 1000sq ft, they have small closets, no washer dryers and the location is marginal. I believe there still is a market for new condos in Brooklyn if you give the buyers bang for their buck but you can’t expect to get over $700 sq/ft for such average places any more (if you ever could)
