The development at 614 7th Avenue, an earlier design of which caused headline-grabbing outrage over the views it would have blocked between the Minerva statue in Green-Wood Cemetery and the Statue of Liberty, is moving along and the listings are already on the Corcoran site. In its current incarnation, the project is composed of 11 townhouses. The 14-foot-wide houses are priced at $1,100,000, if you can believe it. Hard to see how that happens. These units will attract more economic viability to the neighborhood, which G-H needs. As an owner of a nearby new building I welcome the addition of new residents who will be a getting a pretty good deal and adding life to a street with some crappy old vinyl siding homes. If G-H’s rep is as a ‘new development’ neighborhood we’ll all be better off.

The place is being built like a POS. Mix of wood decking, block, steel, wood beams…all over the place. The only interesting thing is the huge windows on the second floor, though it’s gonna be mighty chilly with the wild blowing off of Battle Hill during the winter. Being a big fan of Green-Wood, and with friends in the neighborhood, I have been seeing this “newer” POS progress with horror.
And the parking is a misnomer.
Do the math: 11 14 ft. wide buildings, 11 garages. How many curb cuts do you need? Also take into the fact it’s a corner, there is already one tree on 23rd St along with a fire hydrant and they will be required to plant a minimum of 6 trees along the two sides of the development space. Where in the heck are you going to put the curb cuts!?!
And since the “guts of the building” went up slap dash, I have ZERO hopes for the finishing. And at $1.1, you could easily buy a flip in the area or a DIY with much better construction, be it frame or brick. Do that in this area is a slam dunk over this new construction.
Perhaps Minerva’s view to Liberty is not blocked, but it certainly has been marred.

Could be interesting. $1.1 and you get a garage, roofdeck, and garden? Definitely sounds very interesting.
Denton is right, the devil is in the details, but from the description it definitely sounds like more bang for your buck than a lot of the 1-3 beds being listed in that neck of the woods.
That listing’s been there forever, but they are making rapid progress on these. The location may not be for most people, but I kinda dig it. Right across from the cemetery, and at the end of 7th means it’s pretty quiet. The descriptions sound nice, but the devil is in the details, of course.
