In addition to the 17 active sales listings, the 64-unit building has 21 apartments listed for rent; prices range from $2,650 per month for a 670-square-foot one-bedroom to $12,000 for a 2,080-square-foot three-bedroom.   2. What’s the story about a mold problem at 20 Bayard? Read this in The Real Deal, Sept. 31, 2009 and something smells worse than old cheese.

    Attorney Robert Braverman said one of his clients has been waiting since June 2008 for the AG’s decision on the return of his $95,000 down payment for a condo unit at 20 Bayard Street in Brooklyn after the client said mold in the apartment wasn’t properly remediated.

    “For a client like mine, it puts their life in limbo,” Braverman said. “Their money is being tied up by the sponsor.”

  3. Saw this condos with my dog, (the 2beds) they are long and rectangular. Nice view and Bad lay outs. I told the broker 500sq foot and we can wheel deal. He never called me back. These guys dug to deep into the mine, greedy. Now they are stuck.

  4. We saw these apartments in January at an open house. They were already offering them for rent back then.

    I don’t know any specifics, but it seems that the apartments that are still available (had been used for Top Chef as housing, ect.) are the biggest and most expensive in the building. This leaves the developer very top heavy and stuck with the toughest units to sell.

    I would do my research before buying in this building. Prices a 30 Bayard (next door, much nicer, and sold out) have dropped down to ~750sqft based on recent offerings/contracts.

    They were also talking about price cuts at the open house, but those also never came. Must be a strong case of denial and mismanagement of inventory. Or just greed. They might have jumped at the cash form the show instead of focusing on sales.

    I had thought this building was being sold early enough in the cycle to be in better shape than this.

  5. I hope that’s for the Top Chef apartment… kind of assuming it is.

    Not that anything is worth 12K/month, especially for only 2K square feet.

  6. My father grew up in Williamsburg in the 40s and 50s. If he knew there was a $12,000 apartment there, he’d spin so fast in his grave he’d probably form a black hole and rip open the space/time continuum.
