While the intense colors and period vibe might be a little much for some people, the house at 601 6th Street in Park Slope is undeniably top-notch. Located just off the park, the 4,400-square-foot turn-of-the-century house is configured as a three family, so there’s lots of extra income to help cover the mortgage you’ll have to take out to cover the asking price of $2,695,000. While that’s a lot of money these days, it doesn’t seem crazy given the size, quality and location of this place. After all, a year ago this would have been priced somewhere north of $3 million.

  1. This place has a pretty cool boho feel to it. Don’t think the 5th floor apt. is much of a plus. Yeah, someone would rent it, but they’d be tramping up an down the stairs. Would make a great guest suite or home office, tho.

  2. For me it boiled down to this, I could get he kind of house I wanted for much less, the public transportation rivals NYC and Hudson Co. (JC) still has relatively modest ppty taxes (fingers crossed). There’s no city tax, we also get to deduct medical expenses on our taxes, and the sales tax is 3.5%.

    All in all I’m loving it but yeah, if I could get the same home in PS would I? Probably.

    both houses look great. not familiar with area of the 2nd house. know 1st house area real well and I love it. I’ll drive by the 1st ppty tonight. Any idea what school is zoned for it or know where to look that up? U think 789k is too high? I’m so used to Bklyn prices that 789k looks like a steal

THL – thanks for the info. when we were buying our house, we talked about NJ, but never seriously looked over there. the taxes were a big turn off for me. i didn’t realize they were so much lower in Jersey City. Schools would be a big issue for us and a deal breaker. I love my neighborhood and friends in BK but there are some gorgeous neighborhoods in NJ, so it’s worth a thought. I have a few friends who have moved to NJ but they are further out – South & West Orange & Montclair – all too far with way to high taxes. Maybe one day – you never know.

  5. RE: the top floor apartment and it’s lack of privacy; We lived in an apartment like that on the park block of 14th Street in the early’70s, before buying our house. It really wasn’t as bad as you’d think. We were respectful of the owners’ privacy and vice versa, although there WAS the occasional awkward moment . Of course you DO have to be careful about who you pick as a tenant. In our case, the owners visited us in our previous apartment before renting to us. It struck my wife and me as odd, but, on reflection, was not unreasonable given the circumstances.

    OTOH, one of the reasons I bought a house in Lefferts Manor was that I’d never want to bother with renting an apartment, since not all tenants would be as perfect as us 🙂

  6. Schools are spotty, I hear great things about some and bad about others BUT I don’t have kids so that just babble I overhear from others.

    The house in the first one is in superprime JC. which is why I know for that price it needs work.

    The 2nd house is right next to Lincoln Park, gorgeous. Bentley the street it’s on is commonly referred to as called Doctor’s Row. It’s a bit of a trek to the Journal Square PATH if you work in the city. You said you drive though so I’m guessing that 2 car garage would come in handy.   7. THL – i am not familiar with NJ. but that second house you posted is gorgeous and the taxes are not outrageous! i feel like i could live there. what is the neighborhood and schools like? i am loving this area.
