Sterling place house is just a few blocks from me. Calling that Prospect Heights is laughable but it’s still a nice nabe. I love it here. It’s quiet all the time! Homes are nicely taken care of. Close to the 2,3,5 and the A,C is a 20 minute walk to the Nostrand stop or a short bus ride on the B44 which comes quite frequently. Easy access to shops on Nostrand or Kingston. B45 is a block away and goes over to Washington Ave, past Atlantic Terminal and ends a few blocks from Trader Joe’s.

The Windsor Terrace house looks much better in pictures.
The house is dumpy, smells like a dog and needs a fair amount of work done to it…bathrooms, the rental, etc. The rental is a dank, dark basement.
It is totally overpriced.
Sterling Place house is between New York and Brooklyn Ave’s. Not near Prospect Heights unless you are driving. It’s about 12 long blocks across to Vanderbilt/Washington. Lots of very dedicated preservation minded folks on that block, though. It’s a nice block.
I went to the open house for the Windsor Terrace house last weekend. The parlor level is quite nice – good space and big kitchen. The upper bedroom level has a sort of common room at the top of the stairs that needs some sprucing, but again, good sized rooms. The unit downstairs is in shambles though – needs new everything. It’s just a big rundown basement with (cheap) appliances. So while the price seemed motivating at first, it’s not when you take into account the work and the fact that the outdoor space is minimal. In my opinion, of course.

I hear what you’re saying about the 14th St South Slope house.
That was one crazy turn of events.
I monitor it just to see when the price cuts will start.
But its mysteriously disappeared from Warren Lewis’ site.
Any ideas?
The windsor terrace house is nice. I haven’t been in it but looks as though it has most of what folks would look for. Price could be higher end but if it shows as well as the photos that’s going to sell soon enough.
